10 Common Problems Found on Inspections

Poor Lot Drainage:
Improper grading around the exterior of the house causes the majority of wet crawlspaces and basements. Be sure all areas of the home drain water away from the building foundation (6″ in first 10′). Be sure all downspouts are either connected to drain systems or are dumping water sufficiently away from the house with the use of diverter pipes and/or splash blocks.

Attic Ventilation:
Most homes have inadequate ventilation. A lot of condensation gathers on the cold side of the insulation during the winter and in the heat build-up in the summer. Roof life is significantly reduced in roofs with inadequate or missing ventilation.

Roof and Gutters:
Proper cleaning and treatment, depending on the surrounding trees will put off the need for roof and surrounding wood trim replacement for years. Clean gutters twice a year, after spring flowering and fall leaf drop.

Earth-To-Wood-Contact:
In many places around the typical home the wood siding or trim touches, or is close to the ground. This can cause the siding/trim to rot, and allow wood destroying insects to enter. The building code requires six inches between any wood and the ground. Clear dead leaves and shrub trimmings from around the foundation walls.

Blocked Drains:
Blocked drains at driveways and the bottom of external stairways can allow rainwater to enter the garage or basement. Keep drain sumps and grilles clean.

Electrical:
Alterations by unlicensed handymen can be fatal. Look for exposed electrical tape and incorrect wire or breaker size for the circuit. Never make electrical repairs yourself, and call in an expert if you suspect faulty wiring.

Furnace:
Furnaces need regular service and cleaning by a professional. If not, the burners get dirty and run inefficiently, possibly producing carbon monoxide. The wrong burn pattern and subsequent moisture production can cause premature heat exchanger corrosion and failure.

Tile Bathroom Surrounds:
Grout is porous and allows moisture to pass unless it has been sealed. Over time the underlying surface (commonly drywall) swells and cracks the grout. The grout cracks allow more water to enter, accelerating the problem. It can cost a lot to replace the tile, and repair the structural damage underneath the tile. Keep grout joints filled and sealed.

Toilet Wax Rings:
A wax ring seals the toilet to the drainage system. Over a time period of ten years or more they get brittle. If a toilet becomes loose on the floor, the wax seal can be broken. When they leak they can create a lot of floor/ sub floor damage which is not often noticed until it’s too late. Wax rings look like a donut and cost about $1. They should be changed periodically (and if a toilet is loose).

Septic Tanks:
Many septic tanks run satisfactorily for twenty years without pumping, but once the solid layer in the tank builds up to a certain level, the solids will travel down the lines, blocking the field drain. Septic systems can take many years of neglect, but when the solids enter and block the field drain, the system will fail and back up. Septic tanks should be pumped about every three to five years (depending on use) to ensure a healthy system.

Why Should You Have Your Home Inspected?

Buying a new home may be the biggest investment you’ll ever make. Although the process is very exciting it quickly becomes overwhelming.

While the home you have selected may appear to be just what you’re looking for, how can you be sure there aren’t potentially serious unknown defects which can make your investment a costly one? This is especially true when others in the purchase transaction may be working against your best interests.

WHAT DO YOU LOOK FOR IN A HOME INSPECTOR?

There are many people who were network engineers, plumbers, accountants, etc. just last week. This week, they got a ladder and a flashlight and declared themselves as home inspectors. This is obviously not the kind of home inspector you are looking for. Our inspectors have formal training and extensive experience in construction and inspections.

Certifications, Experience, and Background
Some of the important qualifications of a good home inspector are certifications, experience, and background. Many people think engineers are good inspectors. The fact is they are highly qualified people, but, unless they have gone through the rigerous education and field training programs, they don’t have the breath of training or experience to properly inspect a home and all of its systems. They have qualifications, but they may not be the right kind.

ASHI Certified Inspector
Qualifications that may be good indicators of a capable home inspector would be things such as their being an ASHI Certified Home Inspector. This certification would indicate the inspector has completed at least 250 paid inspections, has a report that meets ASHI standards, and has passed the challenging National Association of Home Inspectors exam.

An ASHI Associate with logo privileges has performed at least 50 paid inspections, passed the National Association of Home Inspectors exam and had his reports pass reviewed by an ASHI report reviewer. All of these things require a concentrated effort on the part of the home inspector, and indicate a higher level of qualification as an inspector.

ICC Combination Residential Inspector
The ICC Combination Residential Inspector qualification should be an indicator of a qualified home inspector, but don’t count on it. This qualification simply means the inspector has studied the codebook and passed a test. It is not an indicator of any inspection or practical experience.

This qualification paired with an ASHI certification is a much better indicator of an inspector with some experience and practical training. He has a much better chance of providing your client an acceptable inspection than an inspector with only one of these certifications. Our inspectors have experience to go with their ICC certifications.

High Standards
What is GAHI? Why are they different? One reason is that all GAHI members are required to maintain an ICC Combination Residential Inspector certification. GAHI requires the inspectors to have a minimum of 25 education credits annually. Inspectors must have at least 300 paid inspections, a selection of which are reviewed by a certified report reviewer, to become a full member. There are only about 80 GAHI members in Georgia. It is a tough crowd to get into.

Insurance and Licenses
What do we know about licenses and insurances an inspector may have? An inspector should have a license in the County in which he has his office or residence. Insurance is not required in order for a person to call him or herself a home inspector.

Many of the inspectors I know do not have E&O or General Liability insurance. Some inspectors have only General Liability insurance. The inspectors without the proper inspector certifications, insurance and licenses will not be allowed on most new home construction sites. Be careful to ask your inspector referrals about this insurance when scheduling the appointment. Check with your builder to insure the inspector meets the required standards or he may not be allowed into the home for the inspection.

The builder owns the home and may restrict access to the home. Many new home builders require the inspectors to have a minimum of $1 Million E&O insurance and $500K General Liability insurance. ALLVIEW Home Inspections has the insurance required by these builders. We all hope we never need the insurance, but this is a litigious society. People may sue anyone for anything. You, the real estate agent, and the inspector can be drawn into a lawsuit against a builder who built a hidden defect into a structure.

Lets face it, none of us can afford to get caught in a situation where we could have to pay much more money than we have in our business. We would be working for the successful winner of a lawsuit for the rest of our working lives if we got caught without the insurance.

HOME INSPECTION: This is ALLVIEW Home Inspection’s main inspection. It consists of a visual inspection of the home from roof to foundation in adherence to American Society of Home Inspector (ASHI) Standards. The purpose of this inspection is to objectively identify material defects in the systems, structures and components of the home. Our main focus of this type of inspection is on Safety, Structure, and Functionality of the home and its installed components.

NEW CONSTRUCTION INSPECTIONS: New Construction Inspections take place while the home is in different phases of construction. Phase inspections may include Footing & Foundation, Pre-Drywall (framing), Pre-Move in final and Warranty inspections. New home inspections are best performed by International Code Council (ICC) certified inspectors. Builders routinely require inspectors to have this certification before they are allowed on the property.

RADON GAS TESTING: Radon is the second leading cause of lung cancer in the U.S. Radon is a radioactive gas (R-222), which is emitted from the ground or water and may seep into a home. One out of nine homes in Georgia have dangerous levels of Radon. We use continuous monitoring machines that record the radon level in the home hour by hour. These are among the most accurate and efficient machines on the market. The EPA, Surgeon General and CDC all recommend radon testing. More information may be found at http://www.epa.gov/radon/.

PARTIAL INSPECTIONS/CONSULTATIONS: These are inspections performed only on a specific part of the home or for a specific project for which the homeowner may want information or advice. An evaluation of the electrical work performed by a contractor finishing a basement is an example of a partial inspection.

PRE-LISTING CONSULTATIONS: These are visits during which the homeowner and the inspector review the condition of the home. The homeowner is provided with tips and information on steps or repairs that may be made in preparation for putting a home on the market for sale. A well prepared home is more likely to go to closing than an unprepared home with a long list of defects discovered during the buyer s inspection.
